Our team comprises staff qualified under the Royal Institution of Chartered Surveyors and the National Association of Estate Agents - propertymark which enables us to provide a personal and professional service when handling the sale of your home and an ability to support all your needs.

We would be pleased to be invited to inspect the property and present a market appraisal based on local knowledge and evidence of similar sales. Following our appointment we will report to you in full, giving you honest advice about your home, current market conditions and the service we can provide.

Having given you time to consider our recommendations, we will follow-up to explain the next steps of the process.

At a time convenient to you and at which presentation of the property can be optimised, we will re-visit your home to take full measurements and descriptions of each room and outside, together with preparing a floorplan and taking both internal and external photographs. On returning to the office we will create a bespoke brochure for you, including all material sourced at our inspection, as well as a location plan and land registry plan (when available).

At the point of market commencement it is a requirement that a current Energy Performance Certificate is available - this is something we can check for you, and, if required, make arrangements for one to be carried out.

When you are ready, we will launch public marketing to include; listings on rightmove and other property specific portals and social media platforms. We have window displays in our Fakenham and Wells-next-the-Sea branches and your property will be featured in them. We can arrange for a 'For Sale' board to be erected, if you would like and we will circulate particulars to all prospective purchasers registered on our database, who we will then follow up to gain feedback from and arrange viewings with.

Once marketing is live, we receive all enquiries and qualify each applicant for you, we are happy to accompany viewings and will gain any feedback the customer can offer. We continuously monitor your property, local market conditions and marketing material, allowing us to ensure that your home receives the best exposure. We will regularly update you on all aspects of the process.

On receipt of offers we handle all negotiations on your behalf whilst always giving advice in your best interests. When a suitable sale has been agreed, we instruct solicitors who we will keep in continued contact with, together with financial organisations or any related parties in the chain, in order to keep you fully informed and to provide as much security of a successful transaction as possible.
