If the home works for you and you wish to be put forward then we will discuss your circumstances with the landlord, prior to referencing you.
Our referencing procedure is transparent and straight forward and we will let you know all the information our supplier requires, in order to make the process as smooth as possible.
Should you be successful in passing our required checks and securing the property, we will guide you through the move in process.
We produce the Assured Shorthold Tenancy for you and the landlord, we securely protect your deposit with the Deposit Protection Scheme (DPS) and provide you with prescribed information for this. We supply all required reports such as an electrical inspection, energy performance certificate and a gas safety report. We do need to carry out right to rent checks to ensure your suitability to rent but will also give you a “How to Rent” guide, a utility set-up pack and a standing order mandate.
If the service we have provided is to let the property only, then we will introduce you to your new landlord, in order that you can have a direct relationship with them moving forward. Should the property be managed by Spalding & Co. then we will visit your home at mutually arranged times to make sure you are happy and talk through any concerns that you may have. We are also here to handle any maintenance issues which may arise, or to answer any queries that you may have.
